KEK Sanur Investor Site Visit & Orientation Tour

A KEK Sanur site visit tour is the most direct way to test what you have read about Bali’s medical tourism Special Economic Zone against what actually stands on the ground. Our desk arranges a curated half-day inspection of the 41.3-hectare zone and its surroundings: the Bali International Hospital precinct, the redevelopment of the former Grand Inna Bali Beach complex, the ICON Bali retail corridor, and the villa belts on Sanur’s fringe where most private investors actually transact. You travel by private car with a driver and a licensed local counterpart, on an itinerary built around your specific investment questions.

The tour exists because the gap between the zone’s publicity and its street-level reality is where investment mistakes happen. Masterplan renders do not tell you which access roads are finished, how construction phasing looks this quarter, where patient and visitor traffic actually flows, or which neighbouring land parcels are genuinely available rather than merely advertised. Half a day on the ground with someone who works in this market answers those questions faster than a month of remote research, and it usually changes at least one assumption an investor arrived with.

This page explains what the visit covers, how our desk arranges it, what it realistically costs, and how to book. If you want the macro picture first (zone status, regulation, demand drivers), start with our KEK Sanur market overview and come back when you are ready to inspect in person.

What the Site Visit Includes

Every itinerary is tailored to the capital you plan to deploy: hospitality, property, clinic-adjacent services or long-hold land. A standard half-day orientation covers five stops over roughly four to five hours.

Two honest boundaries. First, the tour covers public roads and publicly accessible areas; interior access to the hospital’s clinical zones or to active construction sites is not part of a standard visit. Second, meetings with developers, agents, notaries or zone-related offices can be requested and are often achievable, but they depend on third-party availability and are never guaranteed.

How Our Desk Arranges the Tour

KEK Sanur Investment is a specialist desk within the Juara Holding Group, a Bali-based group that has operated travel and investment-support services since 2015; the group’s background is set out on its about page. We do not own the vehicles, the hospital or any property you will inspect. Our role is curation and coordination: we build the itinerary around your questions, brief the licensed counterpart on your objectives, book transport through the group’s operators, and stay involved before and after the visit so nothing you learned on the ground gets lost.

Two group services slot naturally around a site visit. If you are flying in specifically for the inspection, the Bali airport fast-track arrival service moves you through immigration with an escort so a morning landing can still become an afternoon on site. And if the visit is one step in a broader entry plan, the group’s invest-in-Bali advisory service covers company establishment, property sourcing and due diligence referrals beyond the zone itself, so the same team that walked the ground with you can carry the file forward.

Realistic Price Guidance

The figures below are typical market ranges we observe as of mid-2026 for privately arranged inspection tours in the Sanur-Denpasar area. Your written quote may sit above or below these bands depending on group size, season, language requirements and any confirmed third-party appointments.

Arrangement Typical range
Half-day site visit, one to four guests (private car, driver, licensed English-speaking counterpart) USD 150 – 350 per party
Full-day extended version (adds a second villa belt, land-office district orientation and, where available, a notary introduction) USD 300 – 550 per party
Airport fast-track arrival add-on USD 50 – 90 per person
Additional interpreter for a language other than English USD 60 – 120 per day

The price you confirm in writing is the price you pay. Any third-party costs that arise on the day, such as entrance fees, meals, or notary consultation fees if you extend into formal advice, are flagged to you separately before they are incurred, never folded in quietly.

How to Book

  1. Message the desk on WhatsApp at +62 811-3941-4563 or email bd@juaraholding.com with your dates, group size and the decision you are trying to make.
  2. Within one working day you receive a draft itinerary and a written quote, adjusted to your focus: hospitality, villas, commercial space or land.
  3. Confirm in writing. Add the airport fast-track or an interpreter at this stage if you need them, and tell us about any meetings you would like us to request.
  4. On the day, you are collected from your hotel in the Sanur, Denpasar or Kuta area (or directly from the airport), and the tour runs to the agreed route.
  5. After the visit you receive short debrief notes and a suggested next-step list. If you want to move from orientation to structured planning, book a follow-up through our consultation page.

Frequently Asked Questions

Can I go inside Bali International Hospital during the tour?

The standard tour covers the hospital’s precinct and public-facing areas only. Clinical zones are for patients and staff, and we do not present the visit as hospital access. If you have a legitimate business reason for a formal meeting, as a supplier, clinic operator or institutional partner, we can submit a request through appropriate channels, with no guarantee of acceptance or timing.

How long does the tour take, and where does it start?

Plan for four to five hours including the debrief. Pickup is from hotels in Sanur, Denpasar or the Kuta area, or from the airport if you are combining the tour with your arrival day. Morning starts work best: traffic is lighter and the commercial corridor is open enough to judge real activity.

Can foreigners buy property inside KEK Sanur itself?

Land inside the zone is controlled under the zone’s development framework and is generally not offered to individuals as freehold. Most foreign private capital enters the surrounding belts instead, through long leaseholds or through an Indonesian company structure holding building-use rights. Treat any offer of “freehold inside the SEZ” with caution and have it verified by a licensed notary, a step we can help arrange but never replace.

Will I meet developers, agents or officials on the tour?

On request, and subject to their availability. We facilitate introductions through the group’s network; we do not control third-party calendars and we will not promise a meeting we cannot deliver. When a meeting is confirmed, it is listed in your written itinerary before you pay.

At what stage of my decision should I do the site visit?

After you have shortlisted what the zone might mean for your capital, and before you commit a deposit to anything. Investors who tour first tend to negotiate better because they have seen the streets behind the listings; investors who tour after wiring money are usually verifying a decision they can no longer easily unwind.

See the Ground Before You Commit

KEK Sanur will reward investors who understand its street-level reality, not just its headlines. A half-day on site, with transport, sequencing and a licensed counterpart already arranged, is the cheapest piece of due diligence you will buy in this market. Message the desk on WhatsApp at +62 811-3941-4563, email bd@juaraholding.com, or send your dates through the contact and consultation page and we will come back within one working day with an itinerary and a written quote.
